Scope of Work
The building works included:
Demolition
The demolition of a dilapidated prefabricated structure used by a Karate Club and demolition of another existing prefabricated concrete structure used by a weight lifting club.
Civils Works
A new parking area on the north eastern side of the site for the Karate Club and construction of a visitors parking area by the Electrical Department office Bellmouth and public road access to the adjacent Erf Drainage works and Interlocking concrete block paving Access control system and lighting.
Building Work
Building of an Administration building including reception, offices, meeting room, kitchen and dining area, docking office, store rooms, changing rooms and ablutions facilities Outside communal braai facility Guard House with WC New Karate Club building Three garages and 8-bay truck garage Workshop building, stores building, and carports for 11 vehicles.
Challenges & Successes
The water table is shallow in Bothasig so groundwater was a constant challenge. This was exacerbated when we had a bad storm event resulting in a brick wall to the Truck Port being blown over.
Unknown services are often a problem and this presented a challenge with a water main tie-in across the road. This was undertaken with speed and reduced the disruption to road users and residents, which was appreciated.
The boxing and karate clubs were using the buildings to be demolished and so Stakeholder communication was very important. A positive approach resolved the issues with minimal discord.
De Hoop red facebrick was specified. This brick gets dirty quickly & is difficult to clean. To overcome this problem strict materials control was enforced to avoid contamination. This reduced productivity initially but new work methods were soon adopted and output increased and no delays were experienced.
